Part O of the National Building Regulations covers lighting and ventilation, and it allows a wet room to be ventilated naturally or mechanically. Natural ventilation means an opening to outside air of a set proportion of the floor area. A bathroom or toilet without that opening — which describes most internal bathrooms, guest cloakrooms and a great deal of townhouse and apartment stock — needs a mechanical system instead.
In practice the building-control question and the damp question point the same way. A windowless shower room with no working extraction will grow mould on the ceiling within a season or two, and the paint, the sealant and eventually the ceiling board are what it costs.

The fan on the box is rated with no duct attached. Put it on eight metres of flexible duct with two bends and it can lose more than half of that. If the room is not clearing, an undersized fan on an over-long run is the most likely reason, not a faulty fan.
Sizing, Briefly
Extraction is sized on air changes per hour rather than on the size of the fan. A bathroom or shower room is normally worked out at around 15 air changes an hour, a separate toilet at fewer. A 2.4 m by 2.0 m bathroom with a 2.4 m ceiling is about 11.5 cubic metres, so roughly 170 cubic metres an hour of genuine delivered airflow — delivered being the operative word once the duct is on it.
Air also has to get into the room for any to leave it. A door with no undercut and no grille will strangle a correctly sized fan, and it is one of the most common reasons a new installation disappoints.
Where These Installations Go Wrong
- Discharging into the roof space. The single most common fault. The moisture leaves the bathroom and condenses in the roof instead, and the damp reappears months later in a ceiling somewhere else. A duct must run to outside air.
- Flexible duct used everywhere. Convenient, and it costs airflow at every bend and sag. Rigid duct on the straight runs makes a measurable difference.
- No backdraught shutter. Without one the duct becomes a cold draught in winter and a route for insects in summer.
- Uninsulated duct in a cold roof. Warm wet air in a cold pipe condenses, and the water runs back down into the fan or drips through the ceiling.
- Switched with the light. A fan that stops when the light goes off has not cleared the room. A run-on timer or a humidistat is a small addition that changes the result entirely.
